NORTH BROOKFIELD -- Ten property deeds were recorded in North Brookfield between June 19 and July 18, but a sale price was disclosed in only two of those transactions, according to Worcester County Registry of Deeds records reviewed for this report.

MARKET OVERVIEW Of the 10 recorded transfers, two carried a disclosed consideration amount: $170,000 and $325,000, putting the disclosed price range at $170,000 to $325,000. The median of those two disclosed sales was $247,500. Because eight of the 10 transfers did not include a sale price, the raw count of 10 recorded deeds is the clearest available measure of activity for the period, and it represents a notable volume of recorded property transfers for a town North Brookfield's size over a four-week span. Price trends cannot be assessed with confidence given that 80 percent of transactions in the period lack disclosed consideration amounts.

TOP SALES The highest disclosed sale of the period was $325,000, recorded June 29, with Danielle Smith as seller and Operative Bank as buyer; the deed record did not list a specific street address for this transfer. NEIGHBORHOOD BREAKDOWN Smith Hanson Road was the most active street in the period, accounting for three of the 10 recorded transfers -- at 90, 49 and 21 Smith Hanson Road.
